Architectural Review

Any action that would alter the appearance, form, or structure of an individual dwelling must receive prior written approval of the Board of Directors, primarily to maintain community aesthetic standards. Examples include: 

  • Decks
  • Patios
  • Additions
  • Fences
  • Paint colors
  • Roofing styles and colors
  • Satellite dishes
  • Skylights
  • Front landscaping

Requests for approvals should contain 

  • Picture, diagram, or scale drawing
  • Dimensions and placement showing the boundary of your deeded lot
  • Materials
  • Colors

Very Important: 

  • Do not sign contracts or perform work until approval is received
  • Approval protects the owner against most potential future claims of non-conformance
  • However, building outside of your deeded lot is never permitted, and even approval from the board does not protect the owner. The HOA board can be legally forced to require the owner to remove and restore any areas of encroachment, at owner expense.
  • Therefore, deeded lot lines are supremely important. Have a formal survey performed, or consult the county property tax website (under Links / Websites / Contacts), or the county Geographical Information System website (under Links / Websites / Contacts), or the property description on your deed.
